International Residential Codes – Public Input Into Residential Code

Larimer County is in the process taking public input in conjunction with consideration of adoption of the 2003 International Residential Code and amendments.

The IRC spells out the standards for residential building, fuel gas, electrical, mechanical, plumbing, and energy conservation in one and two family homes.

The proposed amendments to the IRC may be viewed on Hot Topics at Larimer County’s web site www.larimer.org.

Larimer County is proposing adopting the basic IRC. Any increased upfront construction costs will be mostly due to energy conservation methods that will save on energy bills in the future. County Officials are predicting that adoption of the IRC by Larimer County will likely decrease expenses to homeowners.

Larimer County is also asking for written comments on the proposed code and amendments prior to the public hearings. These comments will be shared with the Planning Commission and the Board of County Commissioners at the upcoming code adoption hearings. There are several ways to make comments prior to the hearings:

The Larimer County Planning Commission will hold a public hearing to consider adoption of the IRC and proposed amendments. Both public hearings will take place in the Hearing Room of the County Courthouse Offices Building at 200 W. Oak Street, Fort Collins, ground floor.

It is proposed that the new Code take effect 180 days following adoption by the Board of County Commissioners. This delay will allow contractors to adjust their home cost estimates for any potential cost increases or decreases.

For those contractors who wish to take advantage of the cost savings of the new IRC prior to adoption, the County will allow the use of the IRC as an acceptable alternate method of construction.
