Vacation House Plan – Upscale New Lots

For 25 years, Batavia-based Jelinek Builders has enjoyed an enviable reputation for quality and value.

Co-owners Ed Stade III and Sue Schwegler exceeded even their high standards of excellence and innovation, however, with the Riverton, a newly-opened semi-custom model home in Batavia that also now doubles as the firm's new corporate headquarters.

The 4500 square foot home at 1129 Twin Elms Lane is in Tanglewood Hills, a new community being developed by Oliver-Hoffmann of Naperville. Jelinek is one of 14 custom home builders who purchased 151 executive-size lots in the developments first phase.

Now in the approval process are plans for 100 larger-size lots in the second phase, which will include a swim club and tennis courts. In addition to Tanglewood Hills, Oliver-Hoffman is developing upscale communities in Naperville, Lisle, Oswego, Wayne and Barrington Hills. The Riverton is one of three basic semi-custom designs that architect Josephson Design of Winfield created especially for Jelinek at Tanglewood Hills.

"We're excited by these plans, all of which can be customized to suit the buyer," Schwegler said. "but we're especially excited by the Riverton."

Although the two-story home shows a traditional exterior, the floor plan is anything but ordinary. The rooms are large, and every square inch of the plan is efficiently utilized. Nothing is wasted, and that translates into extra value.

Despite the recent trend to downsizing the formal living room, the Riverton has a 13-by-18 foot living room that is spacious and functional. The large formal dining room is suitable for entertaining and family gatherings.

A first-floor den is adjacent to a full bath and can be adapted to a home office or bedroom for a parent/in-law. Especially attractive is the family living space that stretches across the rear of the home and opens to a wooden deck.

The family room, with its marble fireplace, is separated from the large island kitchen and dinette by a small divider. A unique touch is offered in the model by showing an upholstered loveseat on the kitchen side. An octagonal sun room completes the open family area.

The front stairway is side loaded from the two-story foyer, and a rear stair connects the kitchen to the second floor.

A unique feature of the Riverton is a step-up family room on the second floor. Measuring 15 1/2 by 17 feet, it can be utilized as a casual living area, play room, or additional computer space.

"The second family room has been left unfurnished, providing buyers with an accurate assessment of room sizes. The show-stopper in this home, however, is the master suite. While most custom homes provide extra pizzazz in this prime area, Jelinek has outdone itself. The main room offers a 25 by 171/2 foot sleeping area and a 12 1/2 by 7 1/2 foot sitting area that has a balcony, wet bar, and fireplace.

The massive master bath has an over-sized glass enclosed shower with seating-behind an octagonal tub. There is a separate private lavatory and a laundry shoot with enclosed linen storage. Off the master bath is a dressing room that utilizes the space above the garage. The area is so large that it dwarfs even the most extensive wardrobes. In this home, a husband will not have to compete with a wife for closet space.

The room is divided by partitions for hanging clothes, built in drawers, a full-length three-dimensional mirror, built-in ironing board, and solar tube skylights for natural light. All three of Jelinek's base plans for Tanglewood Hills have traditional exteriors of brick and stone or wood cedar and stone. They range from 3,900 to 4500 square feet of living area with four to five bedrooms, full basements with 9-foot ceilings, and side load 3-car garages. Lookout and Walk Out basements are available.

The homes are priced from $500,000 to $800,000 including lots that average 1/3 acre. Tanglewood Hills is in the rolling countryside of west Batavia, south of Main Street and just west of Randall Road. Oliver-Hoffmann is returning the open space to its natural environment by planting native prairie grass and flowers.

"What's special about this secluded, uncluttered location is that it's so convenient to the Randall Road retail and service centers," Schwegler said. Jelinek Builders was founded in 1975 by John Jelinek, who sold the firm to his long-time employees in 1995.

"We continue to limit our volume to only 20- 25 homes a year," Schwegler said. "This enables us to exercise quality control and provide the personal attention that our buyers can expect." In addition to Tanglewood Hills, Jelinek is offering homes priced from $600,000 to $800,000 at Tamarack West in Naperville and from $350,000 to $450,000 at Black Walnut Trails in Sugar Grove.
